Local Developer and Fallon Native Building New Enclave Neighborhood

Local Developer and Fallon Native Building New Enclave Neighborhood
Courtesy Beth Copsey — Jenuane Communities As the real estate boom in northern Nevada continues, the 89406 zip code is getting its fair share of new permits for development. In fact, pre-construction planning in Churchill County is at an all-time record high. Favorable interest rates and competitive pricing are also providing a buyer’s market boost. The Flats at Onda Verde is one of Fallon’s newest neighborhoods. With easy access to Highway 50 and around the corner from retail conveniences including Walmart Supercenter and Bealls, The Flats is a community of just fifteen homes featuring single-story affordable plans starting in the low $200s. Reno-based developer, Jenuane Communities, designed its latest project to cater to first-time area homebuyers. “Fallon was a great place to grow up,” said Jenuane owner, Ken Hendrix. “As a family-owned and operated company, we wanted to provide affordable home ownership opportunities to local and re-locating Fallon families.” Development of The Flats at Onda Verde is underway with the first homes scheduled for completion in October. Three-bedroom floorplans offer a smart use of space and range from 1,260 – 1,565 square feet with two-car garages. With low-maintenance living in mind, these single-story contemporary homes are designed to keep monthly costs down and rival local rental options. With zero down and mortgage payments as low as $1,400+ monthly, Jenuane’s product appeal is already evident with one pre-sale on the books from before the official launch last week. The first official homeowner at The Flats is part of Fallon’s retired veteran community which accounts for more than 15% of the local population. As a salute to military service, VA loan packages are available along with an additional $7,500 closing incentive for all active and retired service men and women. “NAS Fallon has always been an intricate part of the community,” said Hendrix. “We wanted to offer something special to the hundreds of men and women working full time to serve our country as well as honoring area retired veterans.” All fifteen homes under construction include selections by Jenuane’s interior design team with multiple color schemes. Standard features for four different floorplans include plank-style laminate wood flooring in designated areas, quartz kitchen and bathroom countertops, stainless steel Whirlpool appliance packages, flat panel upscale birch cabinetry, light fixtures with satin nickel finishes, and chrome bathroom hardware. Base prices range from $229,990 -- $259,990 with every interior and exterior designed to be unique. More than ten years ago, developers Ken and Darci Hendrix envisioned a company dedicated to serving families throughout northern Nevada. From first homes to vacation retreats and everything in-between, Jenuane Communities now includes 70+ employees and multiple ongoing projects throughout Reno and beyond. With 40 years of combined real estate experience, this husband and wife development team has helped hundreds of families realize their new-home dreams in the past year alone. “We buy here, we build here, and we live here,” and according to Darci Hendrix, that is not just a company motto. “I can’t tell you how many times Ken and I run into our Jenuane owners and nothing makes us happier than hearing about the memories they are making in their new homes,” she said. The construction arm of Jenuane, KDH Builders, focuses on superior craftsmanship, attention to detail, and mindfulness to customer needs. Their inhouse “At Your Service Team” works hands-on with owners ensuring their homes remain in pristine condition for years to come. We reached out to the writer/submitter and got this info back...hope it's helpful. PBM: Pharmacy Benefit Managers are pharmacies that are owned by insurance companies. (CVS is one.) They negotiate with drug makers to get reduced pricing for medications, but they historically have not passed along those savings to patients. https://www.ftc.gov/system/files/ftc_gov/pdf/pharmacy-benefit-managers-staff-report.pdf MFN: Most Favored Nation pricing is a policy that means a country agrees to offer the same trade concessions (like tariffs or price reductions) to all member nations of the World Trade Organization (WTO). When applied to pharmaceuticals, it could disrupt global access, deter innovation, and obscure the deeper systemic issues in American health care. https://petrieflom.law.harvard.edu/2025/05/22/the-global-risks-of-americas-most-favored-nation-drug-pricing-policy/Comment publication date: 6/23/25, 7:47 AMComment source: L E T T E R TO THE EDITOR
