The Fallon Board of Adjustment approved a variance July 23 allowing a home-based nail technician business to operate in a residential neighborhood after the applicant agreed to a parking plan intended to address concerns from a neighboring property owner.
The variance allows Maria Refugio Tapia Duran Urrutia to operate the business from her home at 480 W. B St. in an R-1 residential zone. As part of the approval, Tapia agreed to establish designated client parking on the opposite side of the street to reduce traffic and parking concerns near neighboring properties.
Neighbor Nicholas Meader submitted a letter expressing concerns that customers could create parking congestion and limit vehicle turnaround space on West B Street. The applicant agreed to the parking arrangement after the concerns were discussed.
City Engineer Derek Zimney presented the request to the board. The application included a letter describing the proposed business and a floor plan showing the portion of the home that would be used for clients.
The variance was approved on a 4-0 vote. The variance must be exercised within 180 days or it will expire.
The hearing had originally been scheduled for July 7 but was canceled after an incorrect address appeared on the agenda. The application was reconsidered during the board's July 23 meeting.
